April 2026 Simcoe County Real Estate Market Update

April 2026 Real Estate Market Update: Navigating Simcoe County's Shifting Landscape

Our perspective for the next 3-6 months is that the key focus will be on the inflationary impacts of the Iranian conflict, with direct impacts on oil and gas prices at the pump and on any manufacturing processes connected to oil. This will likely keep the Bank of Canada caught between a softening domestic economy and its mandate to control inflation.

We expect that short-term rates remain largely unchanged, and, while the conflict continues, expect continued pressure to the upside on 5-year fixed rates.

What This Means for the Housing Market

Consequently, our outlook for the housing market is unchanged to slightly softer until confidence returns and first-time buyers decide to step in. The recent changes allowing a 100% exemption on new-build HST may help builders move some of their existing inventory. The downside of this is that increased inventory hitting the market from the builders will weigh on prices on the resale market.
